The Neighbourhood:

☀️ Bournemouth, Southbourne and Christchurch Bournemouth

The area offers a huge range of attractions throughout the year including a brilliant new Odeon cinema complex, the Sealife centre, the pavilion theatre, a wonderful fairground next to the beach, amazing Victorian gardens and the Bournemouth International Centre which hosts some of the big acts touring the UK. Bournemouth also hosts events throughout the year which culminates with a breath-taking air show weekend towards the end of August.

The lucky few will usually get to see the red arrows, amongst others, fly directly and low over the house during the air show weekend. Bournemouth has an abundance of restaurants to suit all tastes and a large pedestrianised shopping area for a little retail therapy. There’s also a great firework display at 22:00 every Friday, throughout the summer. The fireworks can be seen and heard clearly from almost anywhere in the grounds of the house.

Southbourne benefits from a great range of cool new bars and restaurants serving everything from real ale (produced on the premises), modern bar food and lovely Italian delicacies. You won’t be lost for somewhere to eat out.

And Christchurch not only offers a regular great food fair but is named after the Abbey where the last Knight Templar is buried. The history will give you chills (if you’re into that kind of thing!).

☀️ The Beach

✨ Families:

Two minutes’ walk, or about 300 steps, away local beach is a beautiful, blue flag, sandy beach. Southbourne, Christchurch and Bournemouth benefit from an amazing micro-climate that produces more sunny days than can be expected just about anywhere else in the UK. Perfect for a few days lounging at the beach although we love the winter seas even more. 

The beach is perfect for families who just want to paddle, swim, play games or make sand castles. It offers excellent facilities that are right next to our zig-zag path and include clean, well-maintained toilets, showers and an excellent kiosk that sells hot food, ice cream and beach toys. The RNLI lifeguard is present, in this part of the beach, throughout the summer months. Everything that a family might want for a wonderful few days at the beach.

✨ Grown-ups:

There’s a great bistro on the beach a stone’s throw from our zig-zag path that offers breakfast, lunch and dinner – and sometimes tribute acts for names we all know and love. There’s excellent surfing, sailboarding and kayaking with a range of difficulty depending on the time of year and the weather conditions.

There’s also an incredibly tranquil 2-hour walk around Hengistbury head that offers panoramic views over the bay, hidden paths through an unspoilt wilderness, stunning views of Christchurch cathedral and the colourful beach huts in Mudeford. This is not to be missed because there’s even a great bar to stop and wet your whistle! Some of our pictures are taken of this area. Walking distance to Mudeford harbour with a Ferry service to Christchurch.

There’s even a direct flat promenade walk to Bournemouth if you feel up to it.

We are also perfectly placed for touring Dorset and Hampshire including the Jurassic coast, the New Forest and the Purbeck Hills.

Rules

This is our home which we present in sparking clean condition as it was in at the time of your arrival. It should be left - within reason - as you find it

The vast majority of our guests are hugely respectful of our place which is actually quite life-affirming. However, a small minority have left the property in such an unacceptable state that it required many additional hours to return it to the condition that we require for our guests' arrival. That is required as part of your booking process so we hope that it is not too much to expect of your group.

For this reason we reserve the right to charge an additional cleaning fee of up to £250 as is necessary to restore the house to the condition that it was at the start of your stay. In addition repairs and replacement of broken or damaged items or in the fabric of our home will be charged at cost + 10% to cover the time and effort involved.

Apart from that

- Breakages and repairs will be receipted and charged to the guest's deposit + 10%

- No hen or stag dos must occur at our home

- No smoking, parties, or events

- Please respect our neighbours’ privacy and their right to enjoy their garden

- Please keep noise outside the property to a minimum from 22:00

- Pets must not be left alone in the property

- Pets must not be allowed upstairs - Outside shoes must not be worn upstairs

- If the Barbecue is used then it must be left in the clean condition that it is found in so that the next guests, including Vegetarians and Vegans, can enjoy it too. Please note that a charge of up £20 may be taken from the deposit to cover any cleaning required at a rate of £10 per hour or part thereof.

- Please only use the wood burner after you have read the instructions which ask that it is also left in the condition that it is found
